This type of home is typically found within planned subdivisions, in which there may only be several floor plans available. These homes are usually similar in size and shape and cannot be changed dramatically, as they must conform to the uniformity of other houses in the neighborhood.

The Spec Home

A spec, or on speculation, home is constructed by a builder who has not yet identified a particular buyer for the home but is looking to secure one in the near future. A spec home may be a custom, semi-custom or production home. If the home is not a production home, you may be able to customize the layout and features of the house if you contact the builder early enough. Depending upon the point during the construction process at which you contact the builder, you should be able to make some changes according to your specifications.

Selecting a Builder

After you understand the basic types of new home construction, select a builder. Secure a builder early on in the process, even before deciding on a lot, because a builder can help you examine potential land to determine whether it will be suitable for your desired home. Once you have decided on a lot for your new home, your builder will provide you an estimate of construction costs. At this point, if you would like to consider alternative bids, you may do so.
